Caesars Republic Lake Tahoe

The Stateline property formally opened under its new identity on July 6 after a broad conversion. The project is useful as a renovation case: reuse can shift a property’s position faster than ground-up construction, but the operating transition must coordinate rooms, public areas, identity and live resort operations.

Wynn Al Marjan Island

Wynn describes a US$5.1 billion integrated resort with more than 1,500 rooms and suites, 22 dining venues, events, retail, entertainment and a regulated gaming area. The company’s Q1 2026 disclosure maintained a 2027 opening expectation. Infrastructure is part of the story: a 548-metre access bridge was reported at 48% completion in February, while a separate staff community is planned to house more than 7,000 colleagues.

Hard Rock Hotel & Casino Las Vegas

The former Mirage site is being transformed for a planned 2027 reopening. The signature tower is intended to reset the property’s skyline identity, while the broader challenge is integrating a major new build with a large existing resort footprint on an active Strip corridor.

Three downstate licenses

On December 15, 2025, the New York State Gaming Commission voted to license Bally’s Bronx, Hard Rock Metropolitan Park and Resorts World New York City. The decision moved three large urban proposals into delivery, but licensing is not opening: each project still carries construction, community-benefit, independent-monitoring and phasing obligations.

MGM Osaka

The MGM–ORIX integrated resort on Yumeshima is targeting 2030. Its program combines gaming with hotels, food and beverage, retail, entertainment, international conference and exhibition facilities. As Japan’s first planned integrated resort, its regulatory and operating model will be as closely watched as its architecture.

What makes a development credible

Renderings explain design intent; they do not establish delivery. A credible tracker starts with the operating entity and licence, then looks for financing, land control, approved scope, construction contracts, enabling works and repeated schedule disclosures. For public companies, securities filings generally carry more weight than marketing pages because cost and risk are discussed in a formal reporting context.

License and approvals

A development may need gaming, planning, environmental, building, liquor and entertainment approvals. In new markets, the technical rules and regulator’s capacity develop alongside the property. A licence may include investment minimums, community commitments, tax rates, reporting and deadlines.

Access and utilities

Large resorts can change demand on roads, transit, power, water and emergency response. Wynn’s bridge program in Ras Al Khaimah makes this visible. Urban projects add another dimension: event peaks can overlap with stadium, airport or commuter traffic.

Workforce readiness

A property needs trained teams before opening day. Recruitment, housing, immigration, licensing, surveillance training and service rehearsal can become critical-path work. Staff accommodation at Al Marjan illustrates how workforce infrastructure can become a separate development.

Phased opening risk

A phased opening can bring revenue forward and reduce simultaneous commissioning. It can also expose guests to unfinished routes, inconsistent service and temporary systems. Reporting should state exactly which phase, facility or operating permission has opened.
